The professionals at Investment Property Exchange Inc. (IPEX) have many years of experience in brokering, acquiring, exchanging, managing or consulting to find the correct real estate solution for the client’s situation. Whether it was representing a retiring farmer in selling their family farm, exchanging land from Virginia to Nebraska for a Dairy to build a new 600 cow facility, located a site for the Great Platte River Road Archway, acquiring IRC 1031 replacement properties in Texas or representing the builder for a new Cinema 8 in Kearney, IPEX has the expertise to complete the project. The principal broker, Stephen England has traveled over many states to complete “highest and best” use and ‘feasibility” studies for various clients. This effort has added to the knowledge of all of the brokers and salespersons affiliated with the company. Steve also regularly attends “invitation only” national marketing sessions that allow properties to be personally presented to investors from across the nation when necessary.

Site Selection and Resale

Sold commercial site for a new Carlos O’Kelly’s restaurant and years later, resold to a new restaurant developer.

Hotel

Acquired land for new Country Inns & Suites and located a joint venture partner for the project to assist the client’s needs.

Archway

Completed property research and acquired site for the Great Platte River Archway Monument near Kearney, Nebraska. This $60 million project is one of the nations award-winning attractions.

Kearney Cinema 8

Assisted a client in building a new theater in Kearney, Nebraska which required redevelopment of an RV park. IPEX secured tax increment financing and negotiated with the city and obtained multiple fire easements.

Rushville Farm

Listed a large Nebraska farm with 27 center pivot irrigation systems and sold to Florida buyer. Buyer was found in cooperation with another Nebraska broker. IPEX actively cooperates with other brokers to reach the best result for our clients.

Texas Acquisition

Located Office Buildings in Waco and Abilene, Texas for a client from San Diego and acquired for $2.65 million to complete an IRC 1031 exchange.

Counseling Process

We at IPEX Real Estate believe strongly in effective client counseling to learn all of the resources of the client and the “benefits” they are seeking in their real estate investments so the best solutions can be found. We accept only a limited number of clients at one time and do not subscribe to the typical situation of a broker listing lots of property hoping to close on a few to be successful. We want to have the time to focus our expertise and resources on each client to lead to a successful conclusion. Through our client counseling before the project is started, both the prospective clients and our staff can fully determine if we can work as a team to accomplish the desired goals.

We intend to provide any services with the utmost professional integrity and thoroughness.

O U R C O U N S E L I N G P R O C E S S

The staff at IPEX real estate is experienced at working to understand the goals and capabilities of their client. Like with a CPA or an Attorney our clients expect the protection of their confidential information but grow to trust us enough to share all details of their finances, ownership, pending situations or family concerns. We strive to gain a full knowledge of our client’s personal and financial strengths or weaknesses. This information is then used to identify all possible resources in determining a successful solution.

In the counseling session(s) we discuss possible options such as private treaty sale, auction sale, exchanges of real estate to solve problems or assist an IRS Sec 1031 tax deferred exchange for the benefit of the client. The IPEX staff is also familiar with creating solutions through using investor partnerships or locating the best financing tools. After thorough counseling we can then find the most ideal solution for each client.

Our IPEX approach is not to list lots of properties and work with many clients at one time, but concentrate fully on only a handful of active clients so that our success rate is much improved over the typical brokerage company.
